Rent Restriction Act to be amended

The government is moving to amend the Rent Restriction Act to give landlords more options for recovering possession of their properties, among other things.
 
Making his contribution to the sectoral debate on Tuesday, Minister of Housing Pearnel Charles Jr. said several landlords have had to abandon efforts to recover their property because they become disillusioned by the long delays in the courts.
 
He announced that amendments to the Rent Restriction Act "will allow for access now to the Rent Assessment Board as an option to be utilised as a tribunal to address issues of recovery of possession." 
 
Additionally, he said the new changes will allow a landlord "to use the intension to sell property, once it can be adequately evidenced, it can be utilised as a valid reason for you to submit a notice to quit to your tenant." 
 
Mr. Charles said the amendments will also address the issue of security deposits, which is a practice by landlords but not currently featured in the Act. 
 
He said of the 1,353 complaints received by the Rent Assessment Board, harassment, arrears in rent and non-refund of security deposit were the most common issues.
